Photo Submissions

Each listing in the MLS system can include up to 25 photos. The first photo is traditionally a shot of the front exterior of the property. The additional 24 photos can be any other exterior or interior views the agent and seller think best represent the property.

Photos are required for all active and Sold Comp listings, but exclude vacant land, commercial property and properties under construction. One photo must be an outside front view from street, but it is not required to be in the first photo position, and an exception will be made if seller requests that no photo appear (whether one or all.) If an active listing, as identified above, does not have a photo after 7 calendar days from contractual listing date (input date for sold comps), the MLS will send a notice to the Broker and listing agent with 5 days to provide a photo. The MLS will send a photographer out to take a photo, and assess a $50 fee to listing Broker if photo is not provided after such notice.

No photos of bodies of water are allowed unless the view is visible from the property, or from the deeded access.

NOTE:Use of photos that you do not have the right to may lead to a fine of $25 per photograph in addition to any legal or equitable remedies available to the copyright owner of the photograph(s).
**Note** Photo files MUST be in .jpg format and 'jpg' must be in lower case.

There are two ways photos can be submitted into Paragon:

1. SUBMITTING PHOTOS DIRECTLY INTO PARAGON

This option is the recommended, and the fastest way to get your photos into Paragon. This feature can be found under listings --> Modify --> Picture Admin.


2. ELECTRONIC PHOTO SUBMISSIONS VIA THE SCWMLS.COM SITE

This option should ONLY be used if you do not have access to the "Modify Listings Program within Paragon.

« Adding Photo Labels

Once photos are uploaded to listings in Paragon, you have the option to label them. We foresee agents using photo labels to clarify (i.e. First Floor Bath), and to bring attention to things in the photo that are not so obvious (i.e. New Appliances). You will be able to pick and choose which photos you think need labels. Entering a label on one photo will not require labels on all.

You will enter photo labels on the Photo Administration screen along with the photos. Click on the "Add Label" option at the bottom of a photo space, and in the box that appears, type the description for the photo. Click Save when you have finished. Easy!

It is against MLS rules to enter contact info or agent/company promotion within photo labels. The same rules that apply to the public MLS remarks apply to photo labels. If there is abuse, we will be forced to limit labels to a pre-defined list. Please do not make us limit your ability to be creative.

« Copying Listing Photos Without Permission

MLS rules prohibit agents from copying other agent's property photos without permission. Although this practice is a violation of copyright law, the MLS also has incorporated the following rule so that MLS staff could more quickly act to remove photos if need be.

Participants submitting a photograph(s) to the SCWMLS represent that they have the right to authorize and are authorizing the SCWMLS to publish the photograph(s) anywhere the SCWMLS data is intended to appear. Participants shall indemnify the SCWMLS in the event of any action or litigation relating to the reproduction of such photograph(s) by the SCWMLS or other authorized entities.

Participants submitting a photograph(s) to the SCWMLS with the knowledge that they do not have the right to authorize the SCWMLS to publish the photograph(s) shall be subject to a fine of $25 per photograph in addition to any legal or equitable remedies available to the copyright owner of the photograph(s).

The SCWMLS shall remove in a timely fashion any photograph(s) submitted by a Participant who doesn't have the right to authorize the SCWMLS to publish the photograph.

« Photo Quality in Paragon

To minimize the distortion to your property photos when they are uploaded to Paragon, the original photo should be as close to the following as possible:

The Internet is another source of tools for resizing images. WebResizer.com offers an easy to use interface, there is no installation or registration required and is completely free of charge. It can also be used to crop photos, rotate, adjust contrast, brightness and saturation, convert from color to black and white or sepia, add a border, etc. It's fast and because it is internet based, it can be run from anywhere.
